The Process

We are often asked, “What separates Irvin Homes from other builders?” There are several answers we give, but the most significant is our design process. 85% of the homes we build are personally designed by Mark Irvin. Our process is simple and effective. We truly are a turn-key builder.

The Lot…

Most of our clients come to us not knowing the exact location of their future home. We help you locate the area that most closely fits your needs and requirements. As licensed real estate agents, we can help you negotiate and write a contract for the land.

The Design…

Now that the lot is identified, we start the design process. We come to the table together and talk about your dreams and needs. We sketch out ideas and come to a basic design from which we can start. Our drafting and design is all done in house and we don’t call the design process complete until you do. We want your house plans to be exactly like you want it.

The Selections…

Once we have a permit to build, the selection process begins. Our comprehensive list of approved vendors will sit with you and, based on your pre-determined allowances, help you find just what finishes you will need to make your home a showplace. Our team will co-ordinate with the vendors and ensure that what you pick is exactly what goes into your house. If you need another set of eyes to help you with your selection process, we have interior designers that we partner with who will help you pull it all together.

The Walkthrough…

As your home is drawing to completion, you will have a walk through with Mark Irvin and your construction coordinator to put a punch list together. This list will be completed before you move in so that your house is ready for your finishing touches and décor.
